From £0 to a £1.3m portfolio in three years.

In 2019, Steve Potter had no property, no plan, and no obvious way in. He was working in nuclear decommissioning, a steady job that left him unfulfilled. He couldn't even get a residential mortgage for himself, only a buy-to-let one, so his first property was bought for one of his daughters and her new family to live in. It was a struggle, and it wasn't great. Tax was high, profits were thin, and he knew there had to be a better way.

That job wasn't just a wage packet, though. Steve spent his career as a fully qualified electrician, working in building, team management, operations, and risk and hazard reduction in some of the most tightly regulated industries there are. Assessing real risk before it becomes a real problem was his day job for over two decades, and it turned out to be exactly the skill property investing rewards, spotting the deal that looks fine but isn't, and the one that looks risky but genuinely isn't.

He went and got an education in property investing, sitting through courses, working through the gap between theory and reality, and pushing past no shortage of negative people telling him it wouldn't work. Along the way he was approached by someone who wanted £1,500 a month just to reveal “the secret.” He couldn't afford it, but it confirmed there was a smarter way to do this, and he was determined to find it himself.

A small PPI compensation windfall let him and his now-wife Debbie buy their own home in 2020. Around the same time, a landlord who couldn't afford to renovate a run-down 3-bed house agreed to let Steve take it on through what turned out to be his first Purchase Lease Option deal, with an eventual purchase price of £72,000. He refurbished it at cost, refinanced it twice against real comparables, and within six months had every pound of capital back out of the deal, with a lump sum left over to reinvest. That property alone went on to return 332% ROI.

That pattern, structure over guesswork, repeated. By 2022, three years after starting with nothing, Steve and Debbie had built a portfolio worth over £1.3m using just £19,503.45 of their own money, a 250% return, and four companies along the way. In February 2023, Steve retired as an employee for good.

The name isn't an accident. Steve and Debbie have 5 daughters and 9 grandchildren between them, and the whole point of building this was never just the numbers, it was building something that outlasts a job and actually gets handed down. That's the “Legacy” in Property Legacy Education.
